Phuket Airport Overnight Hotel was constructed in late 2011 and is located on about one third a rai of land, located only 300 metres from the passenger terminal of Phuket International Airport. This makes the business extremely popular with late-night and walk-in customers.
The land is leased for a period of 15 years, (this period can be extended), and the lease contract is correctly registered at Thalang Land Office, and all applicable taxes paid. The hotel itself has full planning permission from Thalang OrBorTor and local permission from Tambon Mai Khao government office.
The land lease is in the foreigner's name only - no Thai person is listed on the land lease.
There are currently 3 guest rooms, but planning permission was provided to build 6 additional guest rooms, which the land area can accommodate. Work has already begun on building 3 of these new rooms.

The monthly land rent is just 20000 baht, increasing by a contracted and small % over the 15 year term.
Monthly bills are typically 5000 baht for electricity,1000 baht for telephone/internet and 40000 baht per year for OrBorTor tax.
The half-share of this business is available with the new owner gaining an equal share of revenues from all existing bookings.
