This privately situated villa is almost 3 km from the promenade and endless sandy beach of ArmaASSAPSo de PAara. The villa with a gross floor area of 170 m2 stands in the middle of a 1260 m2 plot. The living room, kitchen and one bedroom are adjacent to the generous south-facing terrace with the swimming pool. Surrounding the villa is a Mediterranean garden with a wide variety of trees, plants and flowers, one of the loves of the current residents. Only recently, the old dirt road that runs alongside the villa has been tarmacked, improving accessibility especially during wetter winter months. The villa can be lived in permanently as is, but is also very suitable as a holiday home with close proximity to the lively boulevard and beach of ArmaASSAPSo de PAara.
The villa is close to the coast, yet in a rural setting with lots of greenery and scattered farms and villas. From the recently paved country road, a gate opens onto the gravel driveway to the carport. The paving under the carport continues to the front door on the side of the villa.
The front door leads into an open entrance hall that opens into the living room and also connects to the two bedrooms on the ground floor with a bathroom in between. In the entrance hall there is also a guest toilet, the stairs to the first floor and a storage room containing the hot water boiler.
The almost 50 m2 large living room is oriented to the south and has 2 sets of sliding doors to the spacious terrace around the pool. The living room consists of a dining area and a sitting area around the cosy and comfortable Fogo Montanha fireplace. In front of the living room, part of the terrace is covered. An awning can bring more shade if desired.
The kitchen, which can be closed off from the dining area with a door, is located on the east side of the villa and has a window and door to a utility room with an outside door to a cosy sheltered terrace where the dining table now is. The pergola on the terrace can provide shade in hot summers by covering it with canvas or straw. The fully equipped kitchen has a nice large gas hob. The main appliances have recently been renewed. In the pantry are a freezer and the washing machine.
On the ground floor are 2 bedrooms with in between a bathroom with double washbasin and a shower. One bedroom is located on the side of the pool and has sliding doors to the terrace. The other bedroom is at the front of the villa. Both bedrooms have fitted wardrobes.
The staircase to the first floor leads to what can probably best be described as a spacious suite consisting of a generous lounge area and a bedroom with en-suite shower room. The 20 m2 terrace is accessible through both sliding doors in the lounge and a door in the bedroom. The lounge area is now in use as a study and work room.
Most windows are double glazed and have aluminium shutters on the outside or beautifully designed grills. Mosquito nets have been placed in all opening windows and doors.
The recently re-tiled pool of approximately 3.5m x 8m is fully south facing. The surrounding terrace offers space for sun loungers and various seating and lounge areas. There is also an outdoor shower. Through a staircase you reach the lower area with the pool installation.
The Mediterranean garden surrounding the villa has a large variety of trees, plants and flowers. A footpath through the garden even leads through a kind of foliage passage. The question is, of course, whether the new owner will want to maintain this special garden, or has other ideas about its layout. In a corner of the garden behind the swimming pool is a 10 m2 wooden chalet, including wood storage for the fireplace in the living room.
ArmaASSAPSo de PAara is traditionally a fishing village with a beautiful large beach and all amenities. It is a popular holiday destination for the Portuguese and many have a weekend and/or holiday home here.
