This house is situated in a village called Zamfirovo, approx 15 mins from the big town called Montana.
The house is only 24 years old, is detached, on a good plot of land 64feet by 119 feet, gardens surround the house, there are 3 out houses and a wood shed in the garden which can be seen by the photo's.
The house is in an elevated position, not looked over by other properties, there are superb views of the Balcon Mountains and the surrounding country side, including views of the village.
The house has 3 entrances, front door, kitchen door and 1 through the garage.
The garage is large and has 2 separate storage rooms, stairs that go into the main house.
There is a large kitchen with wood burning stove and an electric stove, fridge freezer, washing machine, cupboards, this leads to the hall which contains a WC, storage cupboards, off that is a very large sitting room fully furnished, with internet connection, TV and a wonderful wood burning fire.
There is a large balcony to sit and drink coffee or even a glass of wine in the summer.
Stairs lead to 3 bedrooms that have been renovated and one bed room is an en-suite, which could be made into a dressing room, 2 of the rooms have balcony's, each of the rooms are furnished and have wood ceilings to a high standard.
All the rooms in the house are wooden double glazed and have wooden flooring. The house is in very good state of repair inside and out.
On mains electric and water.
Cost of living; Electric, water, TV, Internet approx 100 levi a month, all bills can be provided.
Food prices; the sellers tell me that "anything you wish to buy is so much cheaper on a lower income than England so come to Bulgaria if you wish to start afresh"
No TV licence, car tax approx 35 pound a year on Bulgarian plates and the car insurance is 100 pound a year depending on the car.
The Village is in a valley surrounded by mountains and forest, the shopping is very good, with supermarket and several other little shops, a hairdresser, for both male and females, excellent hardware store that will deliver, chemist, 3 cafes, clinic, the policeman is local and doubles as the taxi driver.
There is a regular bus service to Montana and Berkovitsa which has a small ski resort.
On a Thursday there is a local Market, small in winter but much bigger in the summer.
There are 2 Hospitals, 1 in Montana and 1 in Berkovitsa,
In Montana there is a bus station and railway station that go to various places, ie. to Sofia the Capital of Bulgaria and the main airport, which is about 2 hours away from Zamfirovo,
As there are mountains and plenty of country side surrounding the Village it is ideal for walkers, the local people are friendly and helpful.
The reason for selling is the house and land is now is too big for us to cope with and as we are retired and health not so good we want something smaller.
