Thereafter you will have to sign The Contract of Sale - When signing this you will have to pay R 100 000,00 pre deposit (a total of 15% deposit is required when purchasing an apartment) The balance of the deposit is due within a week after signing your Contract of Sale )
Deposits will be paid to Garlick and Bousfield into their interest bearing trust account - all fica documentation must be supplied. You earn interest of a minimum of 6.6 % .
The balance of the Purchase price (Guarantee amount) must be either cash / irrevocable bank guarantee / bond (most clients go the bond route as you will only have to start making repayments on your bond in 2019.)
Occupation date is Feb 2019
There is a once of levy of R 40 000,00 plus vat that must be paid into the Levy stabilization fund on transfer.
Holiday letting of apartments are allowed. The body corporate prefers rentals of 2 weeks or more for security reasons. You will have to get permission from the body corporate if you want to let out your unit for a shorter time than that.
No pets allowed.
