Over 200 year old renovated stone house in rural setting amongst the hills and vineyards of Istria, just 20 minutes from the seaside town of Poreč and 10 minutes from Motovun.
This beautiful stone house is 152 m2, was renovated in 2006 to a very high standard, everything but the outside walls was rebuilt.
Downstairs consists of an open plan large bespoke, handmade oak kitchen, with oak worktops and granite worktop around the butler sink. Through a sliding door to the utility room withdishwasher, washing machine, freezer and separate WC with sink.
The lounge has a traditional Istrian fireplace and connections for satellite and local TV with space for dinning table and seating. The open plan entrance hall is entered through a large solid wooden door to a small office area with telephone point, the oak staircase leads up to the bedrooms on two floors. The tiled ground floor has under floor gas central heating.
The house has 4 bedrooms, 2 standard double bedrooms with en-suite open plan, tiled wet rooms with safety glass showers and tiled WC and two larger double rooms which can each sleep up to 4 persons also with en-suite and WC as above. The walls are part plastered and painted and part renovated stone to keep the traditional feel. The bedrooms and landings are all heated with a gas fired central heating system which is supplied by a large underground gas tank in the garden. The gas boiler is housed in an outside brick built cupboard.
Outside the house is surrounded by a large terrace for al fresco dinning and two small sheds for storage and a log store/chicken house.
A new small stone house has been built in the garden, which has water andelectricity and could be converted into a small apartment or garden kitchen with storage.
The plot is 1000 m2 laid to lawn and shrubs with a 8x4.5 meter oval swimming pool, surrounded by a paved terrace for sunbathing. There is a fruit garden with kiwis, apricots, figs, raspberries, apples, pomegranates and plums and a herb garden and outside tap. Also a large wooden pergola with climbingplants and a stone barbeque. Parking for 4-5 cars and a gravel play area. A ruin which was demolished recently could be rebuilt in this area, possibly another apartment.
The garden is surrounded by a newly built large Istrian stone walls, with hand made wrought iron gates and a small wooded gate onto open land to the side.
The area is quiet and the neighbours very friendly and helpful. Great area for cycling and walking.
