When you picture a traditional Andalucian country home, you may well imagine something very similar to this charming property. It oozes character and has most of its original features intact – a courtyard with metal studded Andalucian door, wooden windows with shutters throughout, beams, fireplaces, different levels, angles and cosy corners, archways, tiny windows in places, thick walls, and amazing views through many of the windows.
This cottage now needs a new owner to bring it back to life with renovation work and improvements as required.
You could spend very little to make this a comfortable home. Alternatively, you could update the property with contemporary finishes that meet the old features with stunning results. This could be achieved with the help of local tradesmen, however, if you are keen on DIY work, the opportunities are endless.
The location is convenient – there are three immediate neighbours that do not overlook the property at all, so privacy remains without the feeling of isolation. The hamlet of Solerche is close by and the large, historic village of Iznajar is only 10mins drive by car. Lake Iznajar is even closer, with its walks, picnic areas, bars/restaurants and beach. If you are looking for a project to work on yourself or one where you wish to bring in local builders, this could be for you. Let’s start by listing what you have in good working order and what needs attention:
In good working order and needing little to no attention:
Mains water is connected with 300 litre water tank and meter.
Mains electricity is connected with meter.
A solar hot water system is installed.
Dish still in place for a Tooway Internet connection (contract just needs to be reinstated).
The large Andalucian, studded door into the courtyard has a new Yale lock
All the windows are of wood and most just need re-staining or painting.
The plumbing is in working order and drainage is via a soak-away system that has worked effectively for many years.
The house has floor tiling throughout and the main part is in a terracotta ceramic tile that is tasteful and in keeping with the property.
The kitchen is a quality one with solid wood doors and a granite work surface. The kitchen could stay as it is or perhaps the doors painted if this is preferred.
There are some quality light fittings throughout the property in the Andalucian/Moorish style.
Beautiful, double solid wood doors are in place, leading from the living room to the terrace.
There is a very good quality, cast iron wood burner in the property and another electric wood burner effect fire.
The en-suite shower room from the master bedroom suite (with dressing room) is in good order and is only a matter of taste if new tiling is required.
There is a large terrace area that takes in the wonderful view that has a wooden pergola and outside kitchen area.
The terrace is tiled and only needs replacing if the tiles are not to your liking.
Beautiful wrought iron railings are in place around the terrace and the stairs which lead down to the land.
The garden is fully landscaped and planted with mature shrubs and a gardener looks after this regularly.
A smaller part of the larger plot is fully fenced and gated.
A quality iron entrance gate is fitted at the top of the driveway.
The driveway is in excellent order and does not require any work.
The workshop is in good order and water tight.
The beam and cane roofed area of the courtyard is in good order.
Outside taps, sinks and plumbing are in place.
An irrigation system for the garden is working well.
25 olive trees on the land are currently well cared for by the neighbour, who takes the crop and provides 15 litres of extra virgin olive oil annually for the privilege. This agreement can continue or stop as required.
There is very little movement or cracking around the property considering its age and lack of maintenance. The very thick walls seem to be sound and just require some TLC.
In need of attention:
The main roof requires insulating and replacing and a verbal quote for the work has been given at €3,500.
The entire property needs painting which will enhance the walls water resistance.
All the wooden windows need attention. At the moment, they appear to not have rotted but they are letting in water in some rooms. This can be easily resolved.
The electrics need looking at, however the wiring was updated when the house was last renovated in 2005.
A new fuse box and heightened electricity supply would be ideal but not essential.
Layout of the property:
In typical Andalucian country house style, the layout of this charming cottage is quirky with many rooms and levels:
You enter the courtyard then the front door takes you straight into the large kitchen. A few steps take you up to another split-level where there is the chimney and wood burning stove in the centre of the property.
From here, you enter a room which was used as a study by the current owners but historically, it would probably have been the dining room. From this room, an archway leads into:
The living room with double wooden/glazed doors out onto the terrace. There is a feature, electric wood burning stove in this room.
Off the room that would historically have been the dining room is a short corridor which leads to the downstairs shower room with w.c. and shower cubicle.
Also, off this room are narrow, steep and curving stairs that take you up to the master bedroom suite. Up here you have the master bedroom with vaulted and beamed ceiling, a shower room and dressing room with feature tree branch beam.
A wooden flight of stairs rise from the split-level part of the kitchen. These stairs lead to a small landing, a double bedroom and a single bedroom.
The local area:
The hamlet of Solerche is the closest to the property, but the beautiful lake-side and historic Iznajar is only 10mins drive
